Our tower, Pier 28, captures the essence of our 28-story building as it provides panoramic views of the bay area by allowing visitors to “peer” over the city. San Francisco’s piers are odd-numbered, so our even-numbered building fills in the spot between pier 27 and 29. Its facade of a larger base and smaller top mimic San Francisco’s iconic cable cars. Pier 28 is a multi-use development tower comprised of retail space on the first floor, a restaurant on the 15th floor with panoramic views, and office space in the remaining 26 floors.
Pier 28 utilizes a central tubular core system which acts as a “super flex wall” along with structural control outriggers served to reduce the overturning moment in the core – that would otherwise act as a pure cantilever – and to transfer the reduced moment to outer columns. This architectural concept required that the building perimeter at the 15th story be as open as possible to take maximum advantage of the panoramic view. Our structural system gives an advantage to both the architect and the owner by providing a greater flexibility to meet the aesthetic and functional design requirements as well as maximizing the floor layout.
